Isn't it interesting that there is now a sign posted at the front of the community that states there is a Board Special Meeting tomorrow evening (Thursday, August 19th at 7:30pm) to appoint new board member(s). Was anyone even notified by our lovely President, Carolyn Barrett-Ballinger that there were any openings? No...didn't think so. This is the same president who went out of her way last November to send out a special notice (on our dime) to promote voting "YES" to last year's ...

I was shocked to learn that Kubic Construction doesn't pay dues on 32 empty lots they own in the community. This decision was handed down in Oct. of 2005(Mike Boyle and Carolyn Ballinger were on the board then) according to the property manager. Thus if this decision wasn't made, Kubic would have paid in over $61,000 in dues.

I also inquired if there were any other vacant lots in the community that didn't pay dues. I was told there are 4 others in the community and they are all assessed ...

Hi Everyone,

As you know, the HOA Board elections are May 10th and I am running for the office of Vice President which is currently held by Dave Snavely.

Apparently Mr. Snavely has been making the rounds of the neighborhood having people sign proxies for the upcoming election which I find very interesting because the nominations for candidates AND the OFFICIAL proxies have not even been sent out.

So I put this to you, the homeowners of Locus Hill, do you want to re-elect someone who ...

Lets look at the proposed change.

Currently it states: "Removal of a Borad Member: The Unit Owners, by a two-thirds vote of all persons present or by proxy entitled [one vote per household] to vote at any meeting of the Unit Owners at which a quorum is present, may remove any Board Member with or without cause."

I feel like I have to address this since my actions are attacked in this letter.

1. This summer I contacted every member of the board and the Community Manager volunteering to run a forum on the locusthillcommunity.org website FREE of charge because I was told that they needed someone to moderate it. I got absolutely no response.

2. I paid the fees for the flyers that went out as well as the domain name for this forum. I did not use community funds to express my opinions as this ...

Well the budget passed, but not without incident. I was really pleased with the turnout to the meeting.

The vote was 48 against, 38 for. Yes, you may be scratching your head as well, but what I didn't know was that it only took 20% of the votes to say yes and the budget passed.

I think a lot of things came to light at the meeting. But at the end of the day, what I really wanted to raise community awareness and involvement and that was completely accomplished.

I am sure there ...

The decision to include police presence was not made indiscriminately. Over the past few years some of the continuous discussions at the meetings are speeding and vandalism.

How do you stop speeding - stop signs - speed bumps - education - police patrols. Do you have another suggestion?

Police patrols are not perfect - yes they will not give a citation for speeding unless it is life threatening. But just the presence of a police car from time to time may slow some folks down. Can ...

Wow, I hope this really takes off. We could use this type of forum for information sharing. What does everyone think of the budget? I know I think it is good that we are not having our dues raised this year. Looks like the snow removal stayed the same. I do question why the legal fees are going from $4k to $10k, seems like a big increase. I also see the community manager is getting a raise of $1k. That is interesting???? The big thing is the police presents line item. Looks like they ...

I don't understand why paying for the Community Manager's office supplies is even a line item in the budget. The Community Manager of Locust Hill is technically not an employee of LH unit owner's HOA. She is an independent contractor, and as such, is responsible for paying for her own office supplies. That is a cost that she incurs by having her own business - as any business owner knows. She could be responsible for the workings of any number of other HOA's; does she receive office supply ...

I've been in the community for over two years (Spyglass Hill Dr) and recently purchased a home on Sawgrass Dr. I have heard from friends and neighbors numerous times that they don't understand what they are getting from the HOA for the fee charged.
